New-build completions, unadopted estate roads and self-build plots.

Bicester has grown faster than almost anywhere else in Oxfordshire, and a large share of the moves we run here are into a house that nobody has lived in yet.

That changes the job. A new-build move is governed by a handover time you do not control, on an estate where the roads may not be adopted and the address may not yet exist on a satnav. The removal has to be built around the completion, not the other way round.

We also move the established parts of town — Bure Park, Langford Village, the streets around the town centre and Sheep Street, and the villages out towards Ambrosden, Launton and Chesterton.

Completion days and estate access

On a completion day the keys are released when the money lands, and that can be late morning or late afternoon with little warning. We plan for the wait rather than pretending it will not happen: the van is loaded and staged nearby, and we go in as soon as you have the keys.

Estate roads on a live development are often still under construction, with contractor traffic, temporary surfaces, unfinished kerbs and parked trades vehicles. We check the current state of the approach rather than trusting mapping that is a year out of date.

Graven Hill is a case of its own. It is a self-build and custom-build site, so plots complete individually and at wildly different times, and the access arrangements differ plot by plot. We treat every Graven Hill move as its own access survey.

At Elmsbrook and the wider north-west Bicester development there are car-free and low-traffic layouts where the nearest a large vehicle can get is a shared parking court. That is workable — it just needs to be known in advance so we bring the right trolleys and the right number of hands.

The housing here

New-build houses
Tight modern staircases and small landings. Large wardrobes and corner sofas are the usual pinch point — we check the turn before the day.
Self-build plots
Graven Hill homes are individually designed, so there is no standard layout to assume. We survey each one.
Established estates
Bure Park and Langford Village — driveway parking, straightforward loading, and mature gardens that often come with a shed and a garage to clear.
Town-centre flats
Above and behind the shops on Sheep Street and Market Square, with limited waiting and a shared entrance.
